How we vet every contractor

We don't sell listings to the highest bidder. Before a contractor is listed, we review their business against a consistent set of standards — a screening designed to help you build a shortlist, not a guarantee of any contractor's work. We always encourage homeowners to confirm details directly and get everything in writing before hiring.

1. License check

We check each contractor's Florida license through the state DBPR and look for an active license in good standing at the time of review.

2. Insurance check

We ask for a current Certificate of Insurance showing general liability coverage — and workers' compensation where a company has employees — so you can see they carry coverage.

3. Track record & experience

We look for an established local track record — years in business, or equivalent hands-on trade experience — not a brand-new operation with no history.

4. References & reputation

We contact real references directly and review BBB and online complaint history for red flags, so you benefit from other homeowners' experiences.

5. Local service check

We check that each pro serves Pinellas and/or Hillsborough County and is set up to respond to local homeowners — no out-of-area lead brokers.

6. Ongoing re-checks

We re-check license and insurance periodically so listings stay current — screening isn't a one-time box we tick.
